Office Reuse

Explorations for building reuse in converting production facilities into an office park.

The Max is an old office and manufacturing building ~460K sf that has sat vacant for more than 5 years. Our team worked with the client to study redeveloping The Max into a multi-tenant office campus. Aiming to conserve as much of the existing structures and maximise potential tenancy, we studied splitting the interior space into 6 tenant spaces, removing the central spine area, and refreshing the exterior facade through paint and simple architectural improvements.

‘600 million tons of C&D debris were generated in the United States in 2018, which is more than twice the amount of generated municipal solid waste. Demolition represents more than 90 percent of total C&D debris generation, while construction represents less than 10 percent.’ - USEPA
